Las Vegas is one of the country's most popular places to retire or semi-retire — sunshine, no state income tax, and a long list of active-adult communities. Here's how to approach them.
What "55+" means
Active-adult communities are typically age-restricted under federal housing rules: generally at least one resident per home must be 55 or older, with community-specific rules for other occupants. Rules differ, so always read the community's CC&Rs.
Communities to know
- Sun City Summerlin — one of the valley's original Del Webb communities, on the west side in Summerlin, with golf and established clubs.
- Sun City Anthem — a large Del Webb community in Henderson's Anthem hills with valley views.
- Solera at Anthem — a smaller-scale active-adult option in Anthem.
- Del Webb at Lake Las Vegas — newer construction near the water at Lake Las Vegas.
- Trilogy — Shea Homes' active-adult brand, in the northwest valley.
What to compare
- Clubhouse, fitness, pools, and how active the clubs and events calendar is.
- HOA dues and what they cover — and whether there's a separate golf membership.
- New construction vs resale (established communities often have mature landscaping and lower prices per square foot; newer ones have modern layouts).
- Distance to healthcare, the airport, and family.
- Single-story layouts and lot orientation (afternoon sun matters here).
